Getting Your Home Ready to Sell: A Room-by-Room Checklist

by Christian Ching

Most sellers do not need a renovation to sell well — they need a home that shows clean, bright, and well cared for. This checklist covers what actually moves the needle before photos and showings.

Start at the curb

Buyers form an opinion before they reach the front door. Trim back overgrown landscaping, clear moss from walkways and the roof line, wash the siding and windows, and put a fresh doormat and working porch light out front.

Entry and living areas

  • Clear out coats, shoes, and clutter so the space reads open
  • Touch up scuffed paint and replace dated switch plates
  • Pull furniture slightly away from walls to make rooms feel larger
  • Open curtains and maximize natural light

Kitchen

The kitchen carries more weight than any other room. Clear counters down to one or two decorative items, deep clean the appliances inside and out, fix dripping faucets, and re-caulk around the sink. If cabinets look tired, fresh hardware and a thorough degreasing often do more than repainting them.

Bathrooms

  • Re-caulk tubs and showers — old caulk reads as a maintenance problem
  • Replace stained grout or clean it thoroughly
  • New white towels and a neutral shower curtain for photos
  • Fix any running toilets or slow drains

Bedrooms

Keep beds made with neutral linens, clear nightstands and dresser tops, and make sure closets are at least partly empty so buyers can see the storage. Closet doors should open easily and latch properly.

Address the small stuff

Squeaky doors, sticky windows, burned-out bulbs, and loose handles are cheap to fix and expensive in a buyer's imagination. Walk the home with a notepad and list everything, then work through it.

Before you list

Once the prep is done, take a hard look at condition, location, and the homes you will be competing against — then set a price that reflects today's buyers, not last year's market. Want a walkthrough and a prep plan for your home? Get in touch.
